I inherited a house in Boise’s north end in Spring 2010 and have not been able to sell it because of the abysmal local RE market.  I only recently became aware of the relatively new industry of Home Tending, in which a Home Tending company places a person in a vacant house on a temporary basis.  The occupant maintains the residence and agrees to maintain the property’s salability by keeping the house continually “staged”.  This concept is not a landlord/renter relationship, and the services of the hometending company are provided without cost to the owner.  The hometending company receives a fee from the occupant, who is considered a private contractor, and in return, the occupant agrees to rapidly move out in the event the home is sold. The major benefit to the owner is that the house carrying costs decline substantially and that the worries that emanate from the absentee ownership of a vacant house are alleviated.

 Both my realtor, Boise’s Roch Clapp, and I did considerable research before we entered into a contract with Boise-based Realtor Hometending Services, owned by A J Basile, and I am glad I did.  I found that this industry, like many newer industries, has its share of new, untried and unproven organizations.  In my research, which was conducted via the internet and phone all over the U.S. I found there were many “newbies” entering this business, some of which had less than savory reputations.

 Mr Basile stood alone in my research.  He was a pioneer in this industry, and ensures that the hometenders he places in his houses meet his high standards.  He makes weekly visits to all of his sites and is well versed in the legal process necessary to remove an occupant if it becomes necessary, which happens rarely.  The owner enters into a contract with Mr. Basile.  The contract is fair and reasonable and is not stacked in favor of the home tending company.

Realtor Hometending Services has been an excellent program for me. I had a Condominium that was on the market for over a year in Boise off of State Street.
